Municipal Approved Architectural Drawings: R260/mē
We complete all plans as required by the relevant municipal authorities. (Fees for Home Owners association and Heritage applications may attract additional charges). Note that the price is only applicable to new buildings over 300mē. We unfortunately do not cater for alterations and additions, or new buildings smaller than 300mē.
Storm-water and sewer drainage layouts.
Electrical and lighting layouts.
Energy calculations for windows as required by the new XA national building regulations.
Door and Window schedules.
3 details including pool and boundary wall where required.
Budgetary allowances for interior finishes and special items.
Assistance in appointing a structural engineer.
Computer rendered 3D model (Design feature not required by the municipality).

Site Work: R550/hour
There is a large variation in input required from the architect during construction. For this reason we charge on an hourly basis. However, clients can work on an estimated fee of between R12000 to R22000 per month during construction for hourly site work by the architect.
Services Available Include:
Issue of tender documentation and advice on contractor selection.
Issue of revision drawings where the contract price comes in over-budget.
Site inspection on an advisory and facilitation basis (contractor to take full responsibility for quality control).
Issue of detail drawings: balustrade, fire place, water feature etc.
Revision drawings, as more information becomes available, or if client want to change something.
Meetings with subcontractors: window joinery, kitchen, pool, etc.
Advice on interior design choices.
Contract administration of JBCC building contract- we recommend other contracts Payment certificates, snag lists, control of delays associated with JBCC contract. We recommend the building contractor to take responsibility for project management of the construction, or on larger projects a Quantity surveyor to be appointed for oversight of the building contract.
Fees as Percentage of Building Cost
Luxury homes in the Cape Town area currently cost approximately R10 000/mē to R13 000/mē to complete. Working conservatively on R10 000mē the architectural drawing fee of R260/mē equates to 2.6 % of the building cost. Consider that the recommended rate from the South African Council for the Architectural Profession, is approximately 5%, and that estate agents often charge 6% to sell a house, you will realize that R260/mē for a professional service is a very good rate.
